One family-owned company, every one of them

Half of Roswell's homes were built in 1989 or earlier, and streets near the Roswell Historic District go back further still. That age shows up in garages: original wood doors, extension springs running beside the tracks and openers that have outlived their remotes. All Four Seasons is family-owned and has been since 1999.

When a door is sound, we fix what's there. When it isn't, we quote a new one, and either way the price is in writing before any work starts. Torsion springs we replace carry a 3-year warranty and extension springs carry 5. Call the office any day from 7 AM to 8 PM.

Roswell, GA · Fulton County

Old mill town, older garages

Roswell grew up around a cotton mill on Vickery Creek and was chartered in 1854. Today about 92,600 people live here, and half the city's homes date to 1989 or earlier.

Older homes, older hardware

With a median build year of 1989, garage door repair in Roswell often means working in garages more than 35 years old. Some still have the original wood or thin steel door, extension springs along the tracks and openers without photo-eye sensors. An opener that doesn't reverse when something crosses the beam is a safety problem, not just an old remote. We check the whole door before we quote anything, because one worn part on an old door usually has company: a tired spring pulls on cables, drums and rollers too.

Around Canton Street and the historic district

The Roswell Historic District, on the National Register since 1974, takes in Canton Street, the mill ruins and houses like Bulloch Hall and Barrington Hall. Homes near it lean toward classic looks, so carriage-house styles and painted steel with simple windows tend to fit. If your house is inside the district, ask the City of Roswell about exterior changes before you order a new style. Repairs to springs, cables and openers leave the outside of the house unchanged, so those can go ahead whenever the door needs them.

Trees, pollen and the river

The Chattahoochee River forms Roswell's southern edge, and Vickery Creek, also called Big Creek, runs through the city. Leafy, creek-side lots are pretty but tough on a garage door. Spring pollen and leaf litter build up in the tracks and on the photo-eyes, and damp air near the water speeds up rust on springs and hinges. Wiping the tracks, keeping the sensors clean and booking a yearly tune-up keep a door like that running smoothly. Galvanized hardware and a fresh bottom seal help on the dampest lots.

Roswell FAQ

Garage door questions from Roswell homes

Straight answers for older Roswell houses, side-mounted springs, historic streets and Georgia's humid summers.

Still have questions?(678) 271-8918
Often, yes, if the panels are solid. Roswell's median home was built in 1989, so plenty of doors here are on their second or third set of springs and rollers. If the sections aren't cracked or rotted and the track is straight, new springs, cables, rollers and a tune-up can keep it working. If the bottom panel is rusted through or the wood is soft, we'll quote a replacement as well.
Those are extension springs. They stretch along the horizontal tracks and were common on older homes before torsion springs above the door became the norm. Each one needs a safety cable running through it so a broken spring can't whip across the garage. We replace extension springs with a 5-year warranty, or convert the door to torsion springs if that suits it better.
Homes around Canton Street and the old mill area usually look right with a carriage-house door, in stained wood or faux-wood steel, or a painted steel door with a simple row of windows. Faux-wood steel keeps the look without yearly sealing. Repairs to springs, cables and openers don't change how the house looks at all.
Heat and humidity are usually behind it. Wood doors swell, lubricant thins out and collects grit, and weather seals soften and grab the floor. Pollen and leaf litter in the tracks add drag too. Clean the tracks with a dry cloth, lubricate hinges and rollers, and if the opener is straining, have the balance checked before the opener wears out.
No. With one spring gone, the opener is trying to lift weight the springs were meant to carry, and the other spring is under extra load. The door can slam shut or come off its cables. Leave it closed, unplug the opener if you can, and call us. We usually recommend replacing both springs so the door lifts evenly.
We start with the simple things: photo-eye alignment, the remote and wall button, the travel limits and the force setting. Then the drive itself, such as a stripped gear, a worn belt or chain, or a failed circuit board. If the opener is old enough that parts are hard to find, we'll tell you so and quote a new one too.
Steel is lighter, cheaper to keep up and handles humidity well, and faux-wood finishes look convincing from the street. Real wood looks richer up close but needs sealing or paint every few years and weighs more, which means heavier springs. For a door that runs several times a day, steel is the practical pick; wood suits a showpiece front.
