Garage doors for Hiram townhomes, subdivisions and older houses

All Four Seasons has been a family business since 1999. Hiram is a small city with a lot of variety: townhome rows with single-car garages, subdivisions built since 2000 and older homes from the 1970s near the original town. We repair and replace doors and openers for all of them, with springs and hardware matched to each door.

We explain what we find and give you a written price before any work. If you rent, let us know who approves the job. When a door is worn out, our garage door installation in Hiram follows the same steps. Our office answers every day, from 7 AM to 8 PM.

Garage doors in a small, fast-growing city

Hiram was incorporated in 1891 and named for its first postmaster, Hiram Baggett. Since 2000 it has grown around US 278 and SR 92, and Hiram garage door repair now centers on newer homes and townhomes.

More townhomes than most nearby cities

Census figures show 22% of Hiram homes are single-family attached, mostly townhomes, a much higher share than in most of the surrounding area. Townhome garages are often single-car, narrow and tight on headroom, and some sit under a bedroom. The door is often the main way in and out. A quiet belt-drive or wall-mounted opener, nylon rollers and a well-balanced door make daily life easier, and we size every part to the space.

Two-thirds of homes built since 2000

About 33% of Hiram's homes were built in the 2000s and 31% since 2010. Where the builder doors, springs and openers are still in place, they may now be wearing out. Broken springs, frayed cables and openers that reverse or stop are among the most common garage door problems. We replace worn parts, check the balance and test the safety features. For owners who want an upgrade, an insulated door is quieter, stiffer and better at keeping out summer heat.

Older homes and the original town

About 27% of homes were built before 1990, including 12% from the 1970s, mostly near the original town and its older streets. Those garages may have extension springs, older openers without photo-eye sensors and doors that are not standard sizes. We check each one carefully, add safety cables to extension springs where they are missing and check whether an older opener has the safety devices newer ones include. Older openings also get measured, since a stock door may not fit.

Hiram FAQ

What Hiram asks us

Townhome garages, newer homes, springs, openers and rentals.

Still have questions?(678) 271-8918
A belt-drive opener is usually the quietest, much quieter than a chain drive. Townhome garages are often narrow with little headroom and sometimes a bedroom above, and a wall-mounted opener frees up the ceiling. We measure first and recommend what fits, at a written price.
Builder springs are rated for a set number of cycles, and a busy family can reach that in under ten years. When one spring breaks, the other is usually close, so we often replace both. Torsion springs we install carry a 3-year warranty.
Check with your landlord or property manager first, since they usually approve and pay for repairs. Either of you can call us. Just tell us who approves the work and where to send the written price, and we will do only the work they agree to.
Common causes are a stuck wall button, a remote caught in a pocket or car seat, a neighbor's remote on the same code, or an older opener with a failing logic board. Unplug the opener if it keeps happening and close the door by hand only if the springs are working. The fix is usually reprogramming the remotes or replacing the opener.
Single-car townhome garages often have a door about 8 or 9 feet wide and 7 feet tall, but sizes vary, and some openings are taller or narrower. We measure the width, height, headroom and side room before suggesting a door or opener. For garage door installation in Hiram townhomes, we also check whether a bedroom is above, so we can keep things quiet.
The safety sensors near the floor may be misaligned, dirty or blocked, or the close-force setting may be off. Check that nothing sits in the beam and both sensor lights are steady. If it keeps happening, we will find the cause.
It can be. Noise and slow travel often mean worn bearings, a spring losing tension, a dry or bent guide or an operator that is struggling. Left alone, these can turn into a door that won't open. We service commercial overhead and roll-up doors and can tell you what is wrong, with a written price before any work.
